Rental prices listed on Storia for properties in the 10 cities analyzed – with the most listings on the platform – recorded an average year-over-year increase of 7% (December 2024 vs. December 2023). Compared to the previous month (November 2024), prices in December remained almost the same, with a slight increase of 2%. In December 2024, interactions between tenants and those posting rental listings on Storia – an online real estate platform launched by OLX – increased by 22% compared to the same period in 2023, while the number of views rose by 6%. “In the context of increased property taxes and health contributions on rental income anticipated for 2025, driven by the rise in the gross minimum wage, we expect upward pressure on apartment rental prices in major cities across Romania. These fiscal adjustments may lead property owners to pass additional costs onto tenants, thus impacting rental rates on the real estate market,” said Monica Dudau, Senior Marketing Manager, Storia & OLX Real Estate. How rental prices evolved in Bucharest in December, according to Storia data Compared to 2023, average rental prices in Bucharest increased by 11% in 2024. In December 2024, the average rental price for a studio apartment was €382/month, a two-bedroom apartment rented for €607/month, and a three-bedroom apartment reached an average price of €860/month. The most significant price increases were seen in Sector 4 for three-bedroom apartments (+30% in December 2024 compared to December 2023) and Sector 2 for three-bedroom apartments (+26%). The smallest increases were in Sector 1 for two-bedroom apartments (+5%). In December 2024, average rental prices in Bucharest varied. In Sector 1, the most expensive area, the average rent for a studio was €450/month, a two-bedroom apartment was €711/month, and a three-bedroom apartment was €1,125/month. The most affordable prices were found in Sector 6, where a studio rented for €399/month, a two-bedroom apartment for €533/month, and a three-bedroom apartment for €600/month. Thus, the average rents for studios ranged between €350 (in Sector 5) and €450 (in Sector 1). The average rental prices for two-bedroom apartments were between €520 (Sector 4) and €711 (Sector 1). Three-bedroom apartments had average rental prices between €600 (Sector 6) and €1,125 (Sector 1). How rents evolved in other major cities in December, according to Storia data The highest year-over-year increase (+17%) in average rental prices was recorded in Brasov and Sector 5 of the Capital. On the other hand, in Sibiu, average rental prices saw the smallest increase, at 4%. CLUJ-NAPOCA Compared to the previous year, average rents increased by 14% for studios, 9% for two-bedroom apartments, and 3% for three-bedroom apartments. In December 2024, studios rented for an average of €400/month, two-bedroom apartments for €600/month, and three-bedroom apartments for €750/month. IASIIn Iasi, rental prices saw moderate year-over-year increases. Three-bedroom apartments had the largest growth (+10%), followed by studios (+9%) and two-bedroom apartments (+6%). The average rents were €350/month for studios, €450/month for two-bedroom apartments, and €550/month for three-bedroom apartments. BRAsOV The largest year-over-year increase (+17%) in average rental prices was recorded in Brasov and Sector 5 of Bucharest. For Brasov, rents rose by +23% for studios, +15% for two-bedroom apartments, and +17% for three-bedroom apartments. In December 2024, the average rent for a studio was €370/month, a two-bedroom apartment was €550/month, and a three-bedroom apartment was €699/month. CONSTANTAIn December 2024 vs. December 2023, rents rose by 3% for studios, 11% for two-bedroom apartments, and 8% for three-bedroom apartments. Average rents were €350 for studios, €500 for two-bedroom apartments, and €650 for three-bedroom apartments. TIMISOARA Rental prices increased by 2% for studios, 6% for two-bedroom apartments, and 9% for three-bedroom apartments compared to December 2023. Average prices were €272/month for studios, €425/month for two-bedroom apartments, and €500/month for three-bedroom apartments. SIBIUSibiu recorded a 13% increase in studio rents, a 4% increase for three-bedroom apartments, while rents for two-bedroom apartments remained stable. The average rents were €340/month for studios, €400/month for two-bedroom apartments, and €550/month for three-bedroom apartments. ORADEA Rental prices in Oradea saw significant increases: +31% for studios, +6% for two-bedroom apartments, and +14% for three-bedroom apartments. Average rents were €262 for studios, €413 for two-bedroom apartments, and €480 for three-bedroom apartments. CRAIOVAIn Craiova, rents increased by 6% for studios, 5% for two-bedroom apartments, and 11% for three-bedroom apartments. Average rents were €286 for studios, €400 for two-bedroom apartments, and €500 for three-bedroom apartments. ARAD In December 2024, rental prices rose by 10% for studios, 6% for two-bedroom apartments, and 13% for three-bedroom apartments, compared to December 2023. Average rents were €220 for studios, €370 for two-bedroom apartments, and €490 for three-bedroom apartments.
