Bucharest region attracts over a third of mortgage loans granted in 2025

Bucharest – Ilfov region will attract over a third of the mortgage loans granted in 2025 in Romania, the mortgage market being set to exceed EUR 5 billion threshold, according to a report issued by online broker Ipotecare.ro and mortgage lending company SVN Credit Romania.   In total, over 76,000 new mortgages loans for home deals could be granted in Romania this year, excluding refinancings, restructurings, conversions and credit transfers. Considering the total home sales volume estimated by SVN Romania for 2025, mortgage loan transactions could reach a share of 45% of the total residential transactions, while cash transactions could reach a share of 55%.   Excluding Bucharest’s region, most mortgages will be granted in Banat region (Timis, Arad, Hunedoara, Caras – Severin and Mehedinti), which will attract about 12,7% of loans estimated to be approved this year in Romania – especially due to the high volume of lending from Timisoara – and in the central region – Crisana – Maramures (Cluj, Bihor, Baia Mare, Satu Mare, Bistrita-Nasaud and Salaj), with an estimated market share of about 10%.   ”2025 projects itself as the best year for the mortgage market in Romania, with a new record for loans granted for residential transactions – the decrease in fixed interest rates and the revenue increases are the main explanations. We also observe a reduction in the gap between the Bucharest region and the other regions in the country, which in turn are recording an accelerated development, led by Timisoara, Cluj – Oradea, Sibiu – Brasov and Iasi – Suceva – Bacau as the local locomotives for the profile market,” said Alexandru R?dulescu, managing partner SVN Romania | Credit & Financial Solutions, the exclusive partner of Ipotecare.ro.   About 10% or mortgage loans forecasted to be approved this year nationally will be in the centre – Transylvania region (Sibiu, Alba, Brasov, Harghita, Covasna and Mures), a similar percentage with that estimated for Moldova region (Iasi, Bacau, Suceava, Botosani, Neamt and Vrancea). Oltenia (Dolj, Gorj, Olt and Valcea) is the Romanian region with the fewest mortgage loans, about 5,000.   The average value of a mortgage loan granted in Romania is about EUR 65,700. Mortgage loans worth EUR 2.75 billion were granted in total at a national level in the first three months of 2025, according to the data published by the National Bank of Romania, up 46% compared to the similar period of 2024 – please note that this volume also includes refinancings, conversions, transfers and restructurings.
