The newest residential project in the south of the Capital accelerates construction: Ananda Residence phase II announces ambitious sustainability objectives

In the urban effervescence of the south of the Capital, where the border between Sector 4 and Ilfov blurs, the developer Ananda Group accelerates the works on phase II of the Ananda Residence complex. Located on Biruinței, the most sought-after street in Popești-Leordeni - the western area, the project approaches a residential concept designed to meet the challenges of rapid urban development: construction quality, sustainability and parking.

With a clear vision to deliver a residential complex to modern standards, the developer Ananda Group announces new sustainability technologies and a sustained pace of works at this time. The project obtained the building permit in July 2025 and has an average height regime: 2S+G+4+5Er. For two of the buildings in the complex, the management team has the ambition to surpass the planned deadlines, with the goal of completion in 2026.

The sustained pace of the construction works confirms the dynamism and efficiency of the Ananda team. Major progress in the execution of the reinforced concrete structure (dated October 2025) confirms the achievement of essential milestones in two of the buildings in the complex - phase II.

At the ensemble level, the works are progressing steadily: the reinforced concrete slab is being executed over the 1st floor, and in another building, work is being done on the columns above the ground floor. The sustained pace of execution reflects the planned progress, consolidating the transition to the upper floors, according to the schedule established for Ananda Residence II.

“The construction standard in Popești-Leordeni is moving to a new level. Compared to the first phase of the residential complex, in the current stage we will bring significant improvements in the quality of finishes, to offer a higher standard of comfort and aesthetics. We comply with the new sustainability norms, integrating modern technologies: photovoltaic panels and charging stations for electric cars. In addition to this alignment with the requirements of a European capital, which supports environmentally friendly solutions, we want to dismantle the perception that developments in the south of the capital are remote and inaccessible: we are located in the immediate vicinity of Sector 4, we benefit from a better price per square meter and, above all, from excellent connectivity through the M2 Metro line. Living here means being integrated, in fact, into the southern ecosystem of the Capital, but at much more advantageous costs,” says Cătălin Aniculaesei, Chief Revenue Officer of Ananda Group.

 

Solutions needed in new neighborhoods: sustainability and freeing up pedestrian space

A central aspect of the Ananda Residence II vision is solutions that improve lifestyle, which denotes awareness of the challenges in a rapidly developing area. The developer has identified two areas with potential for improvement in the area and proposes integrated solutions in the Ananda project:

- Responding to the electricity cost crisis and the Eco trend: aligning with sustainability

The Ananda Residence complex is designed to align with the sustainability trend, integrating green solutions. Photovoltaic panels will be installed to reduce maintenance costs and minimize the complex's carbon footprint. Ananda Residence directly responds to this need: underground and above-ground parking spaces come as an essential solution for the developing area, ensuring a parking space for each resident, with the objective of respecting pedestrian spaces, as required in a modern urban area.
