Bucharest apartment prices up 3.6% to 2,331 euros over the past six months

   The average price of apartments on Bucharest's residential market increased by 3.6% over the past six months, reaching 2,331 euros per square metre, while houses recorded a slight decline of 0.5%, according to a specialised analysis.According to the imo360 platform, the most expensive areas of the capital remain concentrated in the northern part of the city and near the centre. Thus, neighbourhoods such as Primaverii, Pipera Platform and Herastrau exceed the threshold of 4,300 euros per square metre; however, the fact that Pipera Platform has overtaken Herastrau indicates a shift in demand in favour of new developments and business areas, real estate specialists say.At the opposite end are areas such as Ferentari, Giulesti Sarbi and Ion Creanga, where prices fall to around 1,400-1,500 euros per square metre.'Although it is no longer the most expensive city in Romania - a position currently held by Cluj-Napoca, with an average price of 3,024 euros per square metre - Bucharest remains the most attractive market for real estate investors. The capital offers the highest rental yield, at 6.7%, compared with 5.7% in Constanta, 5.2% in Timisoara and 3.8% in Cluj-Napoca, and transactions here are completed more quickly than in other cities.
