One United Properties’ modern office buildings are fully leased

One United Properties (BVB: ONE), the leading green investor and developer of residential, office and mixed-use real estate in Romania listed on the Bucharest Stock Exchange, has reached full leasing across the modern buildings in its office portfolio. As a result, the modern office spaces, totaling a combined gross leasable area of over 140,000 sqm, are 100% leased. The operational buildings One Victoriei Plaza, One Cotroceni Park Office (phases 1 and 2), and One Tower are fully leased, while One Technology District, the office hub developed turnkey for Infineon Technologies, is fully leased under a 15-year lease agreement. In addition, One Gallery, currently nearing completion, is fully pre-leased.

This performance is even more relevant in the context of a local market with limited new supply and increasingly strong demand for modern workspaces. According to the Cushman & Wakefield Echinox Marketbeat Office Q2 2026 report, no new office project was completed in Bucharest in the first half of the year, while the vacancy rate on the Bucharest office market stood at 11.6% at the end of the second quarter of 2026, the lowest level recorded since the third quarter of 2020. At the same time, net take-up, generated by companies expanding or entering the market, reached 73% of total leasing activity, up from 53% a year earlier.

The 100% leasing rate of ONE’s modern buildings, which offer class A offices that are energy-efficient, well-connected, and integrated into mixed-use developments with access to relevant services for employees, confirms the company’s strategic direction. Beyond the quality of construction and the technologies that support employee well-being, the communities created around this portfolio have become emblematic of ONE’s strategy, in a labor market where the quality of the workplace has become a genuine tool for attracting and retaining talent.

One Cotroceni Park Office, with Phases 1 and 2 totaling 82,798 square meters of GLA, has become a landmark office hub on the Bucharest map, serving as the headquarters for renowned international companies such as Siemens Energy, Ford, DP World, Deutsche Bahn, Stripe, Cencora, and BAT Global Business Solutions. Similarly, One Tower, with 24,073 square meters of GLA, is one of the few office buildings in Bucharest to receive the prestigious LEED Platinum v4 certification and is home to companies such as Saint-Gobain, CBRE, McCann Worldgroup Romania, CMS, and Sanador. With 12,000 square meters of GLA, One Victoriei Plaza serves as the headquarters of Intesa Sanpaolo Bank in Romania.

One Technology District comprises 21,514 sqm GLA, including laboratory spaces, and is fully leased to the German group Infineon Technologies under a 15-year lease agreement. The building was developed to host one of the largest semiconductor research and development centers in Southeastern Europe. One Gallery, with 14,845 sqm GLA, the historic building known as Hala Ford, fully restored by the developer and transformed into a modern retail hub is nearing completion and is fully pre-leased.

ONE focuses on developing class A office spaces and aims to build a commercial portfolio (office and retail) of 195,000 sqm GLA by the end of 2026. This includes the operational portfolio as of 30 June 2026, of nearly 152,000 sqm GLA (One Cotroceni Park Office phases 1 and 2, One Tower, One Victoriei Plaza, Bucur Obor, Eliade Tower), One Gallery, One Technology District, and Mondrian Hotel (with 6,447 sqm GLA). Through the size of the portfolio, the duration of the leases, and the diversity of its tenants, ONE benefits from high visibility over recurring income in the long term. By 2030, the company aims to reach a rental portfolio of over 300,000 sqm GLA, with a gross asset value of more than EUR 1 billion and headline annual triple net rent (NNN) rent of over EUR 75 million.

For 2027, the rental portfolio is estimated to generate headline annual triple net rent (NNN) of EUR 45 million.
