The newest residential project in the south of the Capital accelerates construction: Ananda Residence phase II announces ambitious sustainability objectives

October 23, 2025

In the urban effervescence of the south of the Capital, where the border between Sector 4 and Ilfov blurs, the developer Ananda Group accelerates the works on phase II of the Ananda Residence complex. Located on Biruinței, the most sought-after street in Popești-Leordeni - the western area, the project approaches a residential concept designed to meet the challenges of rapid urban development: construction quality, sustainability and parking.

With a clear vision to deliver a residential complex to modern standards, the developer Ananda Group announces new sustainability technologies and a sustained pace of works at this time. The project obtained the building permit in July 2025 and has an average height regime: 2S+G+4+5Er. For two of the buildings in the complex, the management team has the ambition to surpass the planned deadlines, with the goal of completion in 2026.

Accelerated progress: proof of the commitment assumed by the developer Ananda Group

"We have over 7 years of experience in real estate developments and we want to prove this; our ambition is to complete the works faster than the initial planning, in order to offer the new residents, the long-awaited home in an optimal time. We are committed to delivering a better standard of quality than that traditionally perceived on the real estate market in the area. For us, this means increased attention to the structure, thermal insulation and finishes," said Attila Ivacson, CEO of Ananda Group.

The sustained pace of the construction works confirms the dynamism and efficiency of the Ananda team. Major progress in the execution of the reinforced concrete structure (dated October 2025) confirms the achievement of essential milestones in two of the buildings in the complex - phase II.

At the ensemble level, the works are progressing steadily: the reinforced concrete slab is being executed over the 1st floor, and in another building, work is being done on the columns above the ground floor. The sustained pace of execution reflects the planned progress, consolidating the transition to the upper floors, according to the schedule established for Ananda Residence II.

“The construction standard in Popești-Leordeni is moving to a new level. Compared to the first phase of the residential complex, in the current stage we will bring significant improvements in the quality of finishes, to offer a higher standard of comfort and aesthetics. We comply with the new sustainability norms, integrating modern technologies: photovoltaic panels and charging stations for electric cars. In addition to this alignment with the requirements of a European capital, which supports environmentally friendly solutions, we want to dismantle the perception that developments in the south of the capital are remote and inaccessible: we are located in the immediate vicinity of Sector 4, we benefit from a better price per square meter and, above all, from excellent connectivity through the M2 Metro line. Living here means being integrated, in fact, into the southern ecosystem of the Capital, but at much more advantageous costs,” says Cătălin Aniculaesei, Chief Revenue Officer of Ananda Group.

Solutions needed in new neighborhoods: sustainability and freeing up pedestrian space

A central aspect of the Ananda Residence II vision is solutions that improve lifestyle, which denotes awareness of the challenges in a rapidly developing area. The developer has identified two areas with potential for improvement in the area and proposes integrated solutions in the Ananda project:

- Responding to the electricity cost crisis and the Eco trend: aligning with sustainability

The Ananda Residence complex is designed to align with the sustainability trend, integrating green solutions. Photovoltaic panels will be installed to reduce maintenance costs and minimize the complex's carbon footprint. In the context of rising electricity costs, this measure is a solution in favor of future residents. Recognizing the migration to electric mobility, the developer provides the necessary infrastructure for the vehicles of the future, offering charging stations for electric cars in the new complex.

- Solution to the parking problem: underground and above-ground parking

The accelerated development in Popești-Leordeni involves a higher volume of vehicles, emphasizing the need for parking spaces that cover the demand, so that sidewalks and green areas do not become improvised parking lots.

Ananda Residence directly responds to this need: underground and above-ground parking spaces come as an essential solution for the developing area, ensuring a parking space for each resident, with the objective of respecting pedestrian spaces, as required in a modern urban area.

Construction status, an indicator for real estate investors

The new building regulations, focused on sustainability and quality, aim to meet the need for modern housing and offer an unmissable financial opportunity.

"We want Ananda Residence to be a benchmark for sustainability and an investment real estate product, which is why our prices in the pre-sale phase (starting at €1,275/sqm) are below the average prices for new apartments in the Capital (€2,333/sqm in September). A better-quality standard is a commitment that starts from the foundation and goes all the way to the customizable finishes. Our real estate product has a firm objective: modern apartments, accessible to young people and profitable for investors. We understand that young people are looking for good prices, but also sustainability and community. Therefore, our project is aligned with these visions: energy efficiency, generous green spaces (over 30% of the surface) and civilized parking solutions. An apartment thus becomes a safe investment. Our previous projects have recorded an appreciation of over 40% in just two years, and the rental yield remains constantly above 6% annually. This is the result of a strategic vision long-term and the trust we have built in the community,” says Attila Ivacson, CEO of Ananda Group.

Pre-Sale Opportunity: the right time for good investment decisions

With a good status within the construction site and a firm commitment to construction and completion for two of the buildings - the year 2026, the Ananda Residence project represents a real estate product suitable for investments. Buyers who act now, in the pre-sale stage, benefit from the best price in the entire development cycle of the project: discounts of up to 7% for full payment and prices starting from € 55,900 + VAT.

By integrating facilities such as proximity to the Berceni Metro (15 minutes’ walk), commercial spaces, fitness and wellness centers (Siena Fitness & SPA, Centrul Vieții), the developer actively contributes to the transformation of Popești-Leordeni into a reference residential pole, offering a strategic alternative to housing in the Capital, without sacrificing accessibility or quality of life. It is a strategic step for those who understand that the future of urban living is defined by quality, efficiency and smart solutions to everyday problems.
